SERVICES PROVIDED -Management of property after acquisition and up until the transfer to end user/developer Full service property management on all properties after acquisition and verification of all occupants are determined. -Providing rental survey to determine appropriate rental rates Provide a comparative market analysis and rental survey to assure that the property is rented out with market rents supported by comparable properties in the area. -Collection and Accounting of Rents My team is experienced in collecting rents on all types of properties that range from single family to multiple units, income and commercial properties. Determination is made on rent due dates, rents are collected on a timely basis and full accounting for all rents collected are calculated and reconciled. -Drafting of Leases; oversee Rental Agreements All contracts provided are reviewed and validity determined. My team meets with all tenants to review ad sign all rentals agreements, explain terms and have the rental process proceed quickly and smoothly. -Responding to Problem Calls from Tenants and Complaining Public My team is very efficient in responding to all types of calls, responding to any and all problems as they arise and addressing any types of complaints from the public. -Securing Vacant Properties, via Fencing and/or Boarding up My team is experienced in securing all vacant properties, re-keying all locks, securing all doors and windows and boarding up, as needed. -Manage Repairs My team also includes contracting services which takes care of managing all repairs to properties with all cities, inspectors to ensure that all repairs that require building permits are taken out, complied with, signed off and work is complete in a timely manner. -Paying for Repairs and Other Expenses Related to Managing the Property, Including Taxes, Insurance and Utilities We have an effective and efficient accounting system in place to manage all exposes as needed and related to each property. -Cooperating and Coordinating with Relocation Vendor for Temporary or Permanent Relocation of Tenant Fully capable and able to cooperate and coordinate with relocation vendor for temporary or permanent relocation of any tenants, as needed. My team is experienced in negotiating cash for keys, preparing and effectively negotiating the CFK contracts and following up for successful delivery of the property. -Maintaining Inventories of Real Estate Properties and Current Status of All Uses and Leases Of Department Properties We have in place a very thorough and organized system in order to maintain all inventories of real estate properties and the current status of all uses and leases of department's properties. -Prepare Reports as Requested in a Clear and Concise Manner My team is set up to provide, prepare and deliver any and all reports as requested in a clear concise and timely manner. -Making Effective Oral Presentations to Individuals and Groups With over 20 years of effective written and oral communication, my team is experienced and capable of delivering effective oral presentations to individuals and groups as needed. -Managing the Selection Process of Tenants, Including Review and Evaluation of Rental Applications and Credit Reports of Potential Tenants The selection process of all tenants is one of the most important facets in property management.
